Currently, North Bay Village has nearly $2 billion in new development projects in the pipeline, positioning the city to emerge as the crown jewel among Miami and Miami Beach neighborhoods. For years, this strategically located three-island paradise in Biscayne Bay had been overlooked by developers. However, recent improvements to NBV 100’s building code now welcome developers to the neighborhood. With a shared vision, the stakeholders of North Bay Village are rising to the top.
Construction set to begin in 2024 will include 7918 West Drive, Shoma Bay Residences, and Continuum Club Miami Residences, marking the start of an exciting transformation. Other projects, such as the Pagani Residences—North Bay Village’s first branded development—7913 West Drive Marina View, and MG Development & Prosper Group’s waterfront residences are also in progress. The Related Group is expected to reveal plans for its North Bay Village development, rumored to be the Ritz Carlton Residences.
The city of North Bay Village is also contributing to the wave of development with projects of its own. Sunbeam Properties, the city’s largest shareholder and owner of over 12 acres in North Bay Village, is set to unveil plans for a game-changing urban development project. This ambitious plan may include up to ten mixed-use towers, with one potentially rising 65 stories!
In 2025, North Bay Village will begin construction on a new Town Hall, designed to serve as a flagship building for the community. Plans for a new North Bay Village Community Center are also underway. In collaboration with the Argentine Futbol Association (AFA), this joint venture will bring a world-class training facility and soccer academy to the Village.
